Buying property in India from abroad is less complicated than most NRIs fear — but only if it is done in the right order, with the right people. The anxiety usually comes not from the rules, but from doing it blind.

Start with a Power of Attorney. A properly drafted, specific POA — attested at the Indian consulate in your country of residence — lets a trusted representative handle registry and formalities on your behalf. Keep it narrow and purpose-specific.

Understand the money rules. NRIs can freely buy residential and commercial property in India; agricultural land, farmhouses and plantation property are restricted. Funds should move through your NRE/NRO accounts, and keeping clean records from day one makes future repatriation painless.

Insist on the same diligence you would demand in person — title, mutation, encumbrance and approvals — delivered to you as documents and video, not as reassurance over a call.
